Potomac Crossing, legally known as Dufief Mill Estates, is located between Dufief Mill Road and Quince Orchard Road. The streets in this neighborhood follow a New Jersey theme: Paramus, Parsippany, Teaneck, etc. It is made up of 208 single family homes (up to 3500 sq ft) and 23 townhomes (ranging from 1200 sq ft to 1360 sq ft). Builders began selling homes in 1985.
Living in Dufief Mill Estates comes with many benefits. Located just under 10 miles from I-270 provides you with easy highway access, as well as other routes to get around town such as Glen Rd. and Wootton Parkway.
The average original list price for townhomes was $388,500, sold for $379,500 and it took on average 23 days to sell. There were no seller subsidies given. The average list price was $669,000 for single family homes, sold price average was $657,500 and took 17 days to sell. The average subsidy given to the buyer was $4675.
The schools in this highly sought after neighborhood are in the Wootton cluster: Travilah Elementary, Robert Frost Middle and then off to Wootton High School.
Another advantage of Dufief Mill Estates is being near several shopping centers such as Rio Washingtonian Center, Fallsgrove and Travilah Square, with all of the conveniences at your disposal.
There are lots of options for outdoor activity – there are local parks, as well as Big Pines Park, Muddy Branch Park and the Potomac Horse Center. Some other close recreation spots are the pool in the community of Westleigh that offers memberships and Quince Orchard Swim and Tennis Club, both of which are just a couple of minutes away.
Dufief Mill Estates is managed by Vanguard Management. The homeowner fees are between $35 per month to $41 per month for common area maintenance.
When we were looking to move in 2003, we were specifically interested in buying a home in the Wootton High School cluster. What we found here in Dufief Mill Estates suited our needs to a tee! The houses have nice yards and the lots are spacious. It’s a great place for kids to play with two neighborhood tot lots, walk and bike ride. You can always find your neighbors out and about in this family oriented community. AND we have sidewalks in a mostly flat area! We know that to be an advantage!
When my children were in Travilah Elementary school, I noticed several differences from our prior elementary. Our new school was small enough that you soon got to know all of the families and there was a great amount of parental involvement, which pleased us. We find there is a positive type of exposure when the family takes part in the children’s elementary education. There are a total of 3 elementary schools in close proximity and the middle school is only a bit further off Wootton Parkway.
The closest pool and recreation center to Dufief Mill Estates is in the Westleigh neighborhood up Dufief Mill Road, which isn’t too far; tennis courts are 2 minutes away; plus we are in close proximity to Quince Orchard Tennis Club, Big Pines Park and many other sporting related activities and facilities nearby.
Commuting has never been a problem. We are close to I-270, but there are a ton of back roads that are easily accessible such as River Road., Glen Road and Wootton Parkway.
The neighborhood has a very rural feel, but is close enough to all conveniences and major shopping areas, such as Rio. We still feel like we chose the perfect neighborhood!
