U.S. News Best High Schools Report

Once again, Maryland High Schools rank among the top in the country! After reviewing 21,035 U.S. public high schools, U.S. News Best High Schools annual report came out at the end of April, ranking several Montgomery County Public High Schools as some of the best in the country.

First, lets start with the Maryland numbers. There are 24 districts in Maryland, with 241 high schools in the state. Out of the TOP 10 high schools in Maryland, 7 are in Montgomery County:

1. Winston Churchill in Potomac
2. Walt Whitman in Bethesda
3. Poolesville in Poolesville
4. T.S. Wootton in Rockville
5. Richard Montgomery in Rockville
6. Bethesda-Chevy Chase in Bethesda
10. Montgomery Blair in Silver Spring

Montgomery County is home to 30 high schools, serving over 45, 000 students. These county high schools all ranked above Maryland averages in College Readiness, and proficiency in Algebra and English. Schools are evaluated on overall student performance on state assessments, as well as Advanced Placement and International Baccalaureate exams that are also used to determine which schools prepare students for college-level work.
The Montgomery County school district also contains eight schools that received gold, silver or bronze medals in the U.S. News’s Best High School rankings.

How’s the Gaithersburg Real Estate Market?

The Gaithersburg 20879 real estate market saw positive activity for May, June and July 2011.

What Has Sold?

In May, 10 single family homes, 9 townhomes, 4 condos were sold. Of these, 6 were short sales and 5 were foreclosures, so distressed properties made up 48% of total sales. In June, 5 single family homes, 13 townhomes and 6 condos were sold. Of these, 11 were short sales and 4 were foreclosures, so distressed properties made up 62% of total sales. In July, 12 single family homes, 10 townhomes and 5 condos were sold. Of these, 2 were short sales and 2 were foreclosures, making distressed properties 14.8% of total sales in 20879. What Is Happening with Home Prices?

The average sales price was up for condos, town houses and single family homes in May. In June, the overall sale prices were generally a bit lower. In July, townhouse sales were about the same, but single family homes and condo sales were higher (see chart above). A change in the average sales price for one month is not necessarily an indication of a trend, it could just indicate that more homes were sold in a (more/less expensive) neighborhood in Gaithersburg 20879. How Long Is it Taking to Sell a Home?

The average days on market decreased from May compared to April, but is slightly higher compared to last year. In June and July, the average days on market rose, and again, higher than last year. To get more details on market trends, visit our Gaithersburg MD real estate slideshow presentation.

Who is Buying?

In May, cash buyers (usually investors) represented 13% of buyers in in Gaithersburg, about the same as April. June’s cash buyers rose to 25%, but dropped to 7.4% in July. Overall in Montgomery County, cash buyers made up 17% of the home sales in May and June, so Gaithersburg is attracting investors at an equal rate to the rest of Montgomery County.
